Located just outside of historic Lewes, Delaware, The Villages at Red Mill Pond sits adjacent to its eponymous pond. The pond is the largest freshwater pond just west of the Delaware Shore and popular beach towns of Lewes and Rehoboth Beach. The 250-acre community will consist of 524 single family homes upon completion. Convergence acquired the project when the original developer foreclosed on the property during the second phase of construction. Convergence quickly repositioned the project reengineering the existing site plan to increase common space and decrease the amount of paved, impermeable surfaces within the community. Convergence also put an emphasis on lifestyle and the quality of life of its residents and renovated the clubhouse while installing a gazebo and kayak launch to provide residents better access to the pond. A new national home builder was brought in into the community by Convergence as well to rejuvenate sales.

In addition to the many outdoor opportunities the community provides, The Villages at Red Mill Pond is one of the few communities connected directly to the newly constructed Lewes-to-Georgetown Bike Trail. This provides residents direct biking access to historic downtown Lewes and the famous Rehoboth Beach Boardwalk full of endless entertainment, dining and shopping options. Also within close proximity is Cape Henlopen State Park – an expansive green space on the water which includes an 18-hole golf course, basketball courts, winter hunting grounds, a fishing center, ocean swimming, as well as hiking, biking, and equestrian trails.

Soon after Convergence took lead as the developer, The Villages at Red Mill Pond became one of the best-selling communities in the area. It remains a top-selling community today and is home to over 400+ households.
