Convergence Investments, through its multiple investment funds, develops Master Planned Communities across the United States, which focus on progressive sustainability practices, superior design, community connection, and wellness.  Our current projects are located in Delaware and Texas.  Our core business is to raise and manage opportunistic funds, invest in strategic land assets, entitle master planned communities, and construct finished lots for programmatic sales to public and regional homebuilders.   Our office is located in Jackson Hole, Wyoming.

VP, Development and Construction:  Reporting to the COO, the Vice President will be responsible for managing and coordinating the development of our master planned communities, and for coordinating the delivery of paper lots, finished lots, community amenities, horizontal infrastructure, offsite improvements, and all related project and construction management activities for multiple projects in multiple markets. This individual is required to understand all aspects of the community development process and is capable of applying a professional development management approach to large, complex projects which are geographically diverse.  The Vice President will build and lead a team of assistant project managers, local (to each project) project resources, and outside contractors/consultants to assist in the efficient execution of his or her responsibilities.  

Core Responsibilities:

  • Effectively communicate anticipated (rolling 6 and 12-month outlook) capital needs for all development and construction activity;
  • Assist in the development of capital budgets, cash flow, and performance forecasts with COO;
  • Contribute to the achievement of property financial goals through cost- effective management, value engineering, and innovation; 
  • Establish detailed/complete work scope, solicitation of bids, and appraising bids for quality, conformance to specifications, cost saving recommendations, and recommend desired vendors to approving managers  with sufficient documentation;
  • Deliver regular project updates to the COO with delivery timelines, budgeted vs. actual information, critical path, and Gantt charts;  
  • Prepare contracts and change orders for CFO and COO approval.
  • Assist the Financial Analyst, and COO with needs related to cost estimates, timelines, and feasibility (as it relates to development and construction);
  • Work with the COO and CFO to structure site development and construction loans, and develop draw schedules according to sales projections, contractual requirements, and risk management (monitoring peak debt and total capital outlay). 
  • Under the direction of the COO, and coordinating with the CFO, develop a structured and measurable process for the transition of all company investments to construction and build-out;
  • Work directly with the COO for the effective transition of projects from pre-construction and approvals to site improvements, lot delivery, and sales.
  • Manage the development and construction of all projects, and effectuate the delivery of paper lots, finished lots, community amenities, and all off-site and on-site property improvements in accordance with any Lot Purchase Agreements, entitlement commitments, utility agreements, or other contracts which the company and its directors enter into;
  • Assist with Contractor (horizontal and vertical) selection and manage contractors, sub-contractors and related vendors.
  • Evaluate production schedules and inspect completed work for conformance with each community’s brand and positioning objectives, Convergence quality standards, and all contractual obligations; 
  • Ensure that all vendors used on the property are approved and meet all requirements of the property and comply with all insurance requirements prior to start of work, and throughout the contract period;
  • Build relationships with, and act as point of contact for government, agency, and public/private utility oversight concerning all permitting, inspection, and conformance.  Examples include transportation, environmental, stormwater/sediment control, building code, bonding, and any other entity who’s oversight and approval fall on the project’s critical path;
  • Work with the COO to effectively manage the “builder liaison” function in maintaining healthy, productive, and lucrative relationships with all homebuilders and customers;
  • Work directly with the Property Manager, Homeowner’s Association, and Asset Manager for the creation of HOA boards, as well as the wind down of community construction and sales and the proper turn-over and exiting of projects.

Qualifications:

    • Bachelor’s degree and advanced management degree preferred;
    • The ideal candidate is a seasoned real estate development professional with an impeccable track record in building large scale residential, mixed-use, and master planned community projects;
    • He or she has built a reputation on working successfully within a team and has developed and executed on innovative ideas to enhance the development process;
    • Superior interpersonal skills and a track record of successful execution are hallmarks of a suitable candidate, ideally supported by an applicable degree; 
  • Excellent verbal and written communications skills.  This position requires the candidate to act as a forward facing representative of Convergence to the public, government agencies, and 3rd party contractors.  The ability to communicate in an articulate, sophisticated, and effective way is a must.
    • Highly energized and engaged, and proven at leading teams;
    • Ability to effectively prioritize multiple simultaneous projects in a fast-paced deadline driven environment;
    • Possesses strong problem solving, negotiating and organizational skills;
    • Knowledge of construction methods, materials and regulations
    • Ability to run material take-offs and create cost budgets;
    • Experience working with landscape architects and engineers in transitioning design to construction;
    • Posses an understand of how to create accountability within a team and drive performance;
    • Strong constitution to manage and reduce conflict, while pushing contractors and sub-contractors to meet or exceed timing, budget, and quality metrics;
    • Complete understanding of investment analysis such as discounted cash flow, net present value, internal rate of return analysis and other methods of presentation and analysis used in the fund and syndication models of investment.  Ability to communicate with financial professionals (lenders, equity sources, controller, and Asset Manager) in the proper vernacular;
  • Understanding and alignment with Convergence’s core brand principles of:

  • Candidate must be willing to live in Jackson Hole, Wyoming and travel to projects around the US frequently.

Compensation:

  1. Starting salary range dependent on experience
  2. Transaction based performance bonuses up to 25% of base salary based on quantifiable value-add;
  3. Health Insurance- full individual coverage and reduced family rates with premium health insurance provider and plan;
  4. Potential participation in employee profit sharing program over time.
